Ohio Legacy Land Title, LLC provides landowners, homeowners, realtors, lenders, and attorneys with title and closing services in a timely, courteous, and professional manner.
Title Search Services
Prior to your purchase of real estate, we'll conduct a thorough title examination to confirm the seller is legally able to sell the property, to learn if the seller has any liens against the property that need satisfied from the sales proceeds, and to inform you of any deed restrictions, easements or leases of record.
Escrow and Closing Services
We are able to close real estate transactions at a formal sit down closing in our office or at a location of your choosing. We can also close deals in escrow, thus allowing the parties to each sign documents at a time most convenient for them.
Title Insurance
Title insurance takes one of two forms. An owner's policy of title insurance protects the owner from covered title defects that existed prior to the date of the policy. For example, improperly executed documents, forgeries, fraud, unpaid judgments and mortgages, and mistakes in the recording of documents. A lender's policy of title insurance provides no protection to the owner, and instead only insures the lender that it has a valid, enforceable lien against the property. We issue both owner's and loan policies of title insurance.
Legal Document Preparation
Ohio Legacy Land Title, LLC has an affiliate relationship with the Law Office of Carrie Lott, LLC. Attorney Carrie Snoke Lott can represent buyers and sellers in a legal capacity and draft powers of attorney, memoranda of trust, easements and shared driveway agreements, deed restrictions, promissory notes, mortgages and other legal instruments related to you real estate transaction.
